The Selling Process
The selling process can be quite stressful especially if you are in a hurry to sell in time for children starting new schools or due to personal finance issues, but rest assured that we at Laurie Calloway will be doing all we can to help make your house sale as smooth and stress-free as possible. The points below outline the selling process with which we hope you will find useful in understanding the different stages and procedures involved with selling your property.
- After you have made the decision to market your property and found an agent that you are happy to act for you, try not to worry about things and let the agent deal with everything.
- We are happy to have a key so that we can accompany viewings if you have an empty property or if you have agreed a time and date with us but wont be at the property.
- Once we have found you a suitable buyer and an offer is received from them we will work with and advise you- the Vendor, in an effort to achieve your target price.
- Any documentation sent to you for completion should be returned A.S.A.P. as this will be required to complete the draft documentation.
- After negotiations have been made and an amount agreed between both Vendor and Purchaser, solicitors are then instructed and we will send them all the necessary details in order for them to get on with the legal process and to enable them to work toward an exchange of contracts and a completion date.
- When both parties respective solicitors are ready exchange of contracts will take place (the agreed sale is now legally binding). A completion date will have been agreed.
* You must have made arrangements for removals before agreeing that completion date.
- On completion day we will receive a phone call from the solicitors to confirm that all monies have been received in order to complete the transaction and that we are able to release keys.

Selling Your Home
Selling your home can be a stressful time so we have put together a list of ideas that may help you prepare for the whole process and could lead to us finding a buyer sooner than if some tasks were left unfinished. We’ll let you be the judge, here are some suggestions
- Maximase your property with what you have
- Don't spend thousands on something that may be ripped out in a weeks time.
- Clear Away Any Unnecessary Clutter
- Spring Clean Thoroughly
- Touch Up Any Chipped Paintwork or Marked Walls
- De-personalise Bedrooms - Take Down Any Posters etc.
- Maximise the Space in Each Room by keeping thoroughfares clear so that viewers don’t have to dodge or jump over objects whilst walking through a room.
- Ensure as many odd jobs are completed prior to public viewings as possible.
- Try to neutralise any pet or unsavoury smells as this can put the viewer off quite easily - so, put bleach down loos and open the windows, and maybe spray each room with a room fragrance 30 minutes before they are due so that the smell can settle and isn’t too overpowering and open the windows for some fresh air. Coffee on the go is a good idea.
- Make ALL beds and ALL Bedrooms should be a Bedroom with a bed in it - not a study/storage room, if described as ie. ‘Bedroom 3’, on the details.
- se sheds to store any surplus furniture or belongings if you’d rather keep it for your next house BUT KEEP THE HOUSE CLEAR & CLUTTER FREE!
- Try to keep animals especially dogs out of the house during viewings, as some people are uncomfortable with dogs and it prevents them from concentrating.
- Keep Gardens Free From Dog or Cat Doo Doo’s! No one likes to step in mess and it is embarrassing if it is trodden back through the house.
- Tidy driveway and garden.
- If you are present during viewings try to relax, if you find that you feel uncomfortable then perhaps go for a walk or pop into a neighbour.
